After nearly 85 years in use, the functionalistic building Clausengården is set for an extensive rehabilitation with a strong focus on sustainability and climate considerations. The building will be redeveloped in line with FutureBuilt criteria and aims to achieve BREEAM-NOR Excellent certification.

Project description

Clausengården is located in Grubbegata 14, in the heart of Oslo and neighbouring the new government quarter. 

Project highlights: 

Reuse and Circular Design: The structure will remain an office building, reusing primary concrete components such as columns, beams, slabs, and external walls. Additions and extensions will feature modular, demountable elements, enabling easier reuse in future renovations or demolitions. A reuse mapping process is actively underway, focusing on practical and certified materials like concrete slabs and steel rather than “showcase” reuse elements. 

Flexible and Adaptive Spaces: The design prioritizes flexible layouts to reduce the need for extensive renovations during tenant changes. 

Integration with a Transforming Area: Grubbegata 14 is located in a dynamic area undergoing significant urban transformation: 

- The construction of the new government quarter - Conversion of Møllergata 37 into a hotel - New uses for the old Deichman Library - Replacement of a fire station - Creation of a new park The lowering of Ring 1 into a tunnelWhile the lowering of Ring 1 will result in two levels of the building losing natural light, the adjacent new park presents opportunities for increased community engagement. The two lower floors will be opened up for public-facing businesses and activities to enliven the east-west pedestrian axis and boost street-level vitality. 

Community and Collaboration: Clausengården is part of the Hammersborg Area Forum, a collaborative network aligning efforts for cohesive urban development. This involves engaging local residents, schools, and churches through participatory planning processes. 

Sustainability Focus: 

- A strong emphasis on reducing plastic use during construction and in the completed building - Circular strategies for material use, including modular and reusable components
