Lilleakerbyen, today defined by carparks, a shopping centre and offices, will be transformed into a vibrant and green district with car-free streets. The district is located a stone's throw from Lysaker, Norway's third largest public transport hub, and will be developed with cultural functions, shops, activities and public meeting places.

Project description

The plans include the development of approximately 2,000 homes, office buildings, a hotel, shops and restaurants, culture and leisure facilities, in total approximately 530,000 square meters. Mustad Eiendom, the developer, is using FutureBuilt’s social sustainability criteria in the transformation. They will be establishing meeting places for the neighbourhood and take an active role in creating activity in the area, in close dialogue with neighbours and possible future residents and users. 

In developing the area, emphasis will be placed on creating an inclusive and open urban structure, and a site specific architectural guide will serve as the basis for the entire development.  There are also plans to hold architectural competitions for selected buildings.

Mustad Eiendom has developed a sustainability programme for the site. This specifies both short-term and long-term goals for sustainability. The implementation of the programme includes the entire organization, from operations technicians to the finance department. The status of work will be an important part of the company's sustainability reports.

Environmental measures

The ambition is for all new commercial buildings to be near-zero energy buildings and classified as BREEAM Excellent or better. The housing projects will be environmentally certified. A new energy system will be established for local heating and cooling based on a seawater loop with a circulation pipe for cold water. This will reduce greenhouse gas emissions associated with energy use by approximately 50 percent compared with a zero alternative.

Structures and use of materials
A thorough survey of existing buildings and infrastructure has been carried out as a basis for further development, with circular solutions playing a key role. Buildings and materials will be reused as much as possible, and there will be several pilot projects for reuse in early stages of construction to implement learning in the later stages.

Logistics
Mustad Eiendom will be a driver for green mobility in the local area. The plan is to establish a logistics hub for Lilleaker and the surrounding area that facilitates reduced transportation of goods, reduced emissions and more efficient goods distribution for the entire area.

Biodiversity
The Lysaker river runs through the district and the vegetation along its edge will be strengthened and urban nature will be established between the new buildings in parks, urban spaces, pedestrian streets and homes.

To ensure that the new urban nature thrives and becomes a suitable habitat for various plants and animals, the starting point is the vegetation that already grows at Lilleaker today. In this way, the diversity of locally adapted varieties of species will be preserved.
An onsite nursery will produce 1,000 new trees for the new development, while also providing a meeting place and learning arena for locals and visitors.
